Define what is actually disputed
Rental disagreements can combine several problems: a proposed rent increase, repairs, key handover and return of a deposit. Separate them. A description of unfair treatment may explain your concern, but it does not identify the amount or action you are asking for.
Dubai’s Rental Disputes Center, or RDC, provides services for landlord–tenant disputes. This guide concerns initial preparation. The competent forum and appropriate service still need to be checked against the property, agreement and particular request.
Establish the documentary history
Ejari is Dubai’s tenancy registration system. Gather the available contract, registration certificate, renewals and annexes to show the sequence of agreements. Flag differences in names, unit numbers, amounts or dates without altering the originals.
If a document is missing, record what it is, who may hold it and attempts to obtain it. A gap in your working folder should not be treated as a definitive conclusion about whether a claim can be brought.
Build a practical working file
RDC document lists refer to items including the lease, identification, claimant bank details and, where relevant, notices and proof of service. The rental first-instance service requires Arabic documents or legal Arabic translations. Check the requirements of the specific service before filing.
For initial assessment, the following grouping can make the evidence easier to navigate. It is a preparation method, rather than a substitute for formal filing requirements.
- Agreements: contract, renewals, annexes and subsequent written changes.
- Payments: receipts, relevant bank records and a calculation of disputed sums.
- Property condition: dated photographs, handover records and repair correspondence.
- Communications: complete messages, letters and notices with dates.
Connect each request to its supporting material
For a deposit dispute, distinguish the original deposit, amount returned, challenged deduction and the other party’s explanation. Entry and exit condition records can help explain the disagreement. For repairs, organise the reported problem, responses and proposed work chronologically.
These examples organise facts; they do not decide entitlement to a refund or responsibility for maintenance. Preserve context around selected photographs and messages. Avoid using public disclosure of the dispute or another person’s private information as pressure.
Keep dates visible and the request specific
Record the tenancy end date, receipt date of any notice and deadlines stated in official communications. The notice type and method of service may matter. Do not apply a single deadline found online to every rental issue, or delay having a received notice assessed while collecting every document.
Finish with a one-page summary: the outcome requested, calculation of the amount, attempts to resolve the disagreement and any urgent issue. This supports a focused assessment of negotiation or proceedings. Filing an application, receiving a judgment and enforcing it are different stages.
